Covenant Highlights

We have attached the full covenants below, however the Board receives a number of questions each year about the neighborhood covenants. When homeowners are in violation of covenants, it's typically due to not being aware of the infraction. Here are some things you might not be aware of regarding the SSHA Covenants:

 

  • ARC: Any and all exterior remodeling, painting, and/or landscaping projects are subject to the approval of the Architectural Review Committee (ARC). This is done to help preserve and maintain a harmonious relationship among the homes in the neighborhood. To submit requests, please complete the Architectural Review Form and email it to [email protected] or mail it to Silver Springs Homeowners Association, 704 S. State Road 135, Suite D383, Greenwood, IN 46143.
  • Recreational Vehicles: Boats, campers, trailers, RVs, large trucks, motorcycles, etc., are not permitted unless they are kept in a garage. Loading and unloading of these vehicles is permitted, but the covenants require you to contact the Board for such approval or any other special arrangements that might be needed.
  • Pools: Above-ground pools are not permitted.
  • Mailboxes: A standard mailbox and paper box have been adopted by the neighborhood, and each homeowner is responsible for its upkeep. Mailbox Solutions can be contacted for specifications and pricing (ask for Patricia).
  • Landscaping: Homeowners are required to provide reasonable landscaping on their property, and all landscaping plans are subject to approval by the Architectural Review Committee (ARC).
  • Maintenance: Homeowners are responsible for maintaining their yards. That includes mowing on a regular basis, preventing unsightly weeds, trimming overgrown bushes, cutting down and removing dead trees, and other such maintenance.
  • Exterior Upkeep: Homeowners are required to maintain the exterior of their homes. Routine repairs, painting as needed, and other necessary updates keep homes in good condition and avoid becoming unsightly.
  • Pets: Pets are allowed in the neighborhood but should be taken outdoors only on a leash and only while attended by their owner. This applies to cats as well.
  • Signs: Commercial yard signs or other such advertising displays are not permitted.
